There were 2600 homes sold in Forsyth County in 2011. Throw into the mix Short Sales, Estate Owned homes, Corporate Owners, Agent Owners and so on. The only groups I didn’t look at were a few investor owned homes and new construction. Here’s what they look like:
It’s Listember! You know, that month when everyone puts out a list of stuff. Not to be left out, we’re doing the same.
The school board released the first drafts for the new elementary, middle and high school districts this week. These new lines effect the following schools:
Chattahoochee ES, Coal Mountain ES, Cumming ES, Sawnee ES, Vickery Creek ES, Whitlow ES, Liberty MS, Little Mill MS, North Forsyth MS, Otwell MS, Vickery Creek MS, Forsyth Central HS, North Forsyth HS and West Forsyth HS.
A quick look at home sales on Lake Lanier doesn’t show a great recovery but does reflect that Lake Home sales have stabilized. Comparing second quarter year-over-year (YoY) in the chart below, the only real good news is that prices are not continuing to decline:

And the high-end foreclosure listings are the properties to go the fastest.
Foreclosures have been the bane of every home seller for the past couple of years and it’s no surprise that it will continue to be the case moving forward for some time. However, with the rate at which foreclosures are disappearing and the fact that delinquent loans are declining, are the days of foreclosures numbered?
While the housing market in Forsyth County has suffered like everywhere else, it has fared better than most of metro Atlanta. But new construction was a large part of development during the boom years in Forsyth. So it’s no surprise that there are still a fair amount of distressed new construction homes for sale in the county.
The number of homes sold for more than $1M, in Forsyth County, so far this year. That comes out to 0.33% of the total number listed over $1M. Coincidentally, both homes sold happen to be in St. Marlo.
Sales on Lake Lanier occur almost entirely in three counties; Hall, Forsyth and Dawson. While there are some lake properties in Gwinnett, their quantities are statistically insignificant. As you can see, comparing the first quarter of 2011 with the first quarter of 2010, transactions and average sales price appear to be up.
