Don’t read too much into this though, as inventory is still incredibly high, with almost two years worth of lake homes currently listed. Also, if you look at the homes sold by price range, the number of homes sold over $750k increased, which would make the average sales price appear better than it really is. Additionally, the ratio of sales price to original list price has dropped 7% to 77.3% which is not good news if you’re a seller on Lake Lanier.
The percentage of distressed sales matches that of other home sales in the counties but Hall County can certainly boast the most lake sales, with 64% of the market share.
The bottom line: it is a tough market to sell a Lake Lanier home, a great market to buy one.
