It makes sense when you look at where the listings are. At the time of this post, this is the breakdown of active listings on Lake Lanier, by county:

Take a look at the following chart for the breakdown of sales by county by sales price:

Along with having most of the listings on the lake, Hall County hit the sales price sweet spot with the most sales occurring below $500,000, 68% to be exact. I need to note that there was one sale in Gwinnett that I did not include in these numbers.
When we look at Lake Sales by month, August and September fared much better than July. The total sales were just 1 less than second quarter (if you include the sale in Gwinnett) which was 59.

Finally, I looked at the breakdown by Original List Price. Surprising here was the ability of the $1M+ home sales to stay closer to their original asking price compared to homes in the other price ranges. While there are fewer buyers in that price range they had a lower days-on-market as well. 153 days on average compared with 323 days for homes in the $750k - $999k range.
