There were 2600 homes sold in Forsyth County in 2011. Throw into the mix Short Sales, Estate Owned homes, Corporate Owners, Agent Owners and so on. The only groups I didn’t look at were a few investor owned homes and new construction. Here’s what they look like:

11TH CIRCUIT REJECTS REQUEST FOR REHEARING
On September 16, the 11th Circuit denied the petition by FL and AL for an en banc rehearing of the decision in Phase 1 of the Water Wars. FL and AL have reportedly decided to appeal the 11th Circuit’s decision to the U. S. Supreme Court. The mechanism for doing this is called a petition for a writ of certiorari. The important thing to know about such petitions is that the Supreme Court receives about 9,000 petitions a year, and grants only about 90 of them, or about 1%. If your case is one of the lucky 90, you still have to convince the Supreme Court that the Court of Appeals was wrong, which is an uphill battle in itself.
The school board released the first drafts for the new elementary, middle and high school districts this week. These new lines effect the following schools:
Chattahoochee ES, Coal Mountain ES, Cumming ES, Sawnee ES, Vickery Creek ES, Whitlow ES, Liberty MS, Little Mill MS, North Forsyth MS, Otwell MS, Vickery Creek MS, Forsyth Central HS, North Forsyth HS and West Forsyth HS.
A quick look at home sales on Lake Lanier doesn’t show a great recovery but does reflect that Lake Home sales have stabilized. Comparing second quarter year-over-year (YoY) in the chart below, the only real good news is that prices are not continuing to decline:
Lake Lanier has been dropping steadily the past few months due to a severe drought that is affecting much of the state. The extreme heat is evaporating the water in Lake Lanier faster than water is replenishing the lake. Currently, the Lake Lanier water level is at 1066.84 which is 4.16 feet below summer full pool. Rain and cooler days are needed to help pull Lake Lanier from the drought it is currently facing, hopefully relief will come sooner than later.
Comparing homes sold in Forsyth County for June Year-on-Year there are still some challenges but much improvement to celebrate.
The Shore Sweep event on Lake Lanierwill take place from 8 a.m. until 1 p.m., and volunteers may pick up trash bags to collect trash from the shoreline at the locations on the lake listed below. Trash may be taken to these locations with the exception of Lake Lanier Islands where volunteers may enter at no charge through the main gate to collect trash.
And the high-end foreclosure listings are the properties to go the fastest.
Foreclosures have been the bane of every home seller for the past couple of years and it’s no surprise that it will continue to be the case moving forward for some time. However, with the rate at which foreclosures are disappearing and the fact that delinquent loans are declining, are the days of foreclosures numbered?
